The following description of the types of drawings available;

Floor Plans – Basic

This includes walls, windows, doors, openings, posts and attached decks.

Floor Plans – Detailed

Basic floor plan plus plumbing fixtures, window type, shelving, cabinets, counters, appliances, exposed beams, penetrations, radiators & heaters.

Elevations – Basic

Only crucial structural details captured using single line representation. Elements included are walls, windows, doors, stairs, chimney, posts, beams, roof and attached decks.

Elevations – Detailed

Structural details including highly articulated walls, windows, doors, stairs, attached decks, railing, fascia, chimneys, skylights, trim, ornamentation and finish material annotations. Dimensions include floor to floor, floor to ceiling and header heights.

Sections

A view of the structure as if it has been cut in half from roof to foundation. Observable structural data such as timber size and spacing is provided where applicable.

Site Plan

Locates structures, includes a roof plan and documents all changes from buildings to landscape. The site plan also includes power drop, exposed utilities, and adjacent buildings within 3000mm of property lines. Does not include topography or property line determinations and in no way represents a survey.

Roof Plan

This documents the roof outline including valleys, ridges, hips, slope drainage, parapet walls, skylights, chimneys and building line.

Interior Elevations

All attached elements on a wall with a highly detailed focus. Trim, moulding, electrical fixtures, receptacles, plumbing elements, counters, cabinets and shelving.

Reflected Ceiling

A floor plan of the ceiling with correctly sized lighting fixtures, moulding, ornamentation, exposed beams and T-bar framing where applicable.

Electric & Lighting

This includes lighting, receptacles, switches, control panels, and communication devices. No wire diagram.

Foundation

This includes footings, foundation wall framing, columns, piers, posts, girders, sills, joist spacing and slabs.
